Stott Residence

A major alteration and refurbishment designed by Carnachan Architecture of a 1940’s stucco house.  The existing floor layout was completely altered to make it a modern open plan home with new kitchen and living spaces.  A new master bedroom and ensuite was added to the previously unutilised roof space to capture views across Tauranga Harbour.

A new portico was added to a desk to provide all weather outdoor living.  This was built at ground level so that we could work safely without the need for scaffold.  The completed portico was then craned into position and bolted to posts already in place.

One significant issue uncovered during construction was the disintegration of the existing foundation wall framing and rimu bottom plate.  The house was jacked up to allow the full replacement of foundation wall framing and the entire house was brought up to current building code requirements wherever possible.
